What’s the difference between tenant placement and property management?
The biggest difference between our tenant placement and property management services starts after the lease has been signed. Our tenant placement service handles all of the advertising, showing, and tenant screening to find a qualified renter for your property. Once the deposit and move-in costs have been collected and the lease agreement signed, we turn management back over to you to handle moving forward. Our property management services handle every aspect of property management, including advertising, tenant screening, annual accounting, maintenance requests, site visits, leasing issues, and more!
Do you buy and sell properties?
We exclusively work as residential property managers and do not engage in buying or selling homes. Our primary focus is property management, and our expertise lies in the rental market. Nevertheless, we have established relationships with realtors and can offer a referral if you choose to sell.
Do you handle maintenance requests?
Yes, handling maintenance requests is part of our property management service. We take care of everything from routine repairs to middle-of-the-night emergencies. Our team of contracted vendors are all licensed, insured, and specialize in their specific fields.
How quickly can you find me a tenant?
Several factors contribute to finding a suitable tenant for your property, such as price, location, and season. We will thoroughly review these aspects with you and provide recommendations to help you rent out your property as quickly as possible. Our current average time on the market is approximately 29 days, but in numerous instances, we can fill vacancies within just a week or two.
What does your resident screening process look like?
All potential residents aged 18 and above are required to fill out our online rental application. After submission, our team will review the information provided and verify income to ensure that the total gross household income is at least three times the rent amount. Additionally, we conduct national criminal and eviction checks, as well as review their credit and rental history to determine if there are any outstanding debts to previous landlords or utility companies. We have formal criteria for applicant approval that you are welcome to review.
Should I allow pets in my rental property?
There are several things to consider regarding pets in your rental. We would be happy to discuss the pros and cons with you. Ultimately, the choice is up to you. You should be aware that the vast majority of renters have some type of pet, and choosing not to accept them can actually shrink the pool of qualified residents looking at your property. As the property owner, you can customize your pet policy by setting restrictions on what will and will not be allowed on your property. That being said, owner restrictions do not apply to Emotional Support Animals or Service Animals, as these are required to be approved by Federal Fair Housing Laws.
What happens when a tenant leaves the property?
We conduct move-in and move-out assessments to ensure that the property is in good condition and ready for new residents. The move-out assessment also helps us to properly handle the security deposit after the tenant has left the property. Additionally, we perform regular property visits during the lease term to check for any lease violations and ensure that any outstanding maintenance repairs are addressed.
When will I receive my rent disbursement?
RPM Sunshine City disburses rent between the 8th and 10th business day of each month, assuming the residents pay their rent on time. We want to ensure that you receive your money as quickly as possible and offer various payment options for your convenience, including direct deposit.
How do I access my owner statement/reports?
Owner statements, bills, and property reports can all be accessed at any time via the owner portal. If you’re having trouble logging in, please contact our office. We would be happy to help reset your account.
Will you pay my mortgage, HOA dues, property taxes, or other related property bills?
Due to the level of liability involved, Real Property Management does not make a mortgage, HOA, property tax, or related payments on your behalf. You will need to manage these bills to avoid any potential liens, judgments, and/or foreclosures on the property.
